ARCHITECTURAL CONTROL COMMITTEE (ACC) PROPOSAL

As a member of a homeowners association, it is your obligation to comply with all governing documents for your community.  Wildwood’s governing documents are the Bylaws, Covenants, Conditions, and Restrictions (CC&Rs), Rules and Regulations, and the Articles of Incorporation.  Rules established in the governing documents are in place to help maintain community property values and encourage best practices regarding maintenance and aesthetics.  The ACC must approve any exterior improvements (including any yard renovations, painting and staining, satellite dishes, lawn ornamentation, fence or shed installations, concrete work, etc.)  PRIOR to commencement of work.  Please submit your application at least 14 days prior to work commencing on your project and please do not commence any work  without approval in writing from the ACC.  Failure to comply could result in fines and/or required removal of any work done which has not been approved

 

According to Article 6 of the CC&Rs, Use Restrictions and Rules, Section 6.3, Building and Landscaping Requirements and Restrictions, “all residences constructed within the Community by any Person shall be subject to design review and approval by the ACC which may cover the minimum size, architectural style, height, and scope of improvements, quality of design, materials, workmanship, and sitting standards.” 

 

Please refer to CC&Rs, Section 3.5, page 6 for specifics, which are as follows: “No construction, alteration, addition, refurbishing, or erection of any structure or any nature whatsoever shall be commenced or placed upon any part of the Community, except that which is installed by the Declarant (developer), or is approved in accordance with this Section, or as is otherwise expressly permitted herein.  Any such construction, alteration, addition, refurbishing, or erection shall not be made unless and until plans and specifications showing the nature, kind, shape, size and height, architectural design and detail, materials, workmanship, colors, location on site, improvement and site grade elevations, and site landscaping shall have been submitted in writing to and approved by the Architectural Control Committee (ACC) established pursuant to this Section 3.5.  The Board may employ architects, engineers, or other Persons as it deems necessary to enable the ACC to perform its review.  Written design guidelines and procedures (“Design Guidelines”) may be established by the Board for the exercise of this review, which Design Guidelines may provide for a review fee.  Copies of the Design Guidelines shall be available to all Owners upon request for a reasonable fee.”  Additionally, according to Section 3.5.3,”the ACC shall be the sole arbiter of plans submitted to it and may withhold approval for any reason, including aesthetic considerations, and it shall be entitled to stop any construction in violation of approved plans or this Declaration.”

 

PLEASE INCLUDE THE FOLLOWING IN YOUR PROPOSAL APPLICATION:

 

  • COMPLETED APPLICATION FORM (BELOW)

  • A COMPLETE DESCRIPTION OF THE PROJECT, INCLUDING MATERIALS TO BE USED AND FINISHED DIMENSIONS, IF APPLICABLE.  ALSO INCLUDE A COLOR DESCRIPTION AND A SAMPLE OF MATERIAL(S) USED WHERE APPROPRIATE, AS WELL AS COLOR SAMPLES, IF PAINTING OR STAINING.

  • A SITE PLAN OF THE PROJECT INCLUDING, BUT NOT LIMITED TO LOCATION OF THE PROJECT(S), DIMENSIONS AND DISTANCES IN CONJUNCTION WITH OTHER ITEMS ON THE LOT AS WELL AS SETBACKS FROM THE LOT LINE.

  • PLEASE SUBMIT ONLINE, E-MAIL, OR MAIL THE COMPLETED APPLICATION TO THE APPROPRIATE ADDRESS (LISTED BELOW).  UPON RECEIPT, WILDWOOD ACC WILL WORK TO PROVIDE YOU WITH APPROVAL/DENIAL WITHIN 14 DAYS.

TIPS FOR A SUCCESSFUL APPLICATION:

​

  • Please provide a foot print drawing or artist’s/landscaper’s rendering of the proposed project, with description of materials used, location on site, and any samples available.​

​

  • If planning to build a shed, please keep in mind the HOA requirement that site location must be three feet off of property lines and/or fence lines.  Please check with the county and city for applicable ordinances.​

​

  • If changing paint or stain colors, or if the project is being painted/stained for the first time, please provide sample(s).​

​

  • If asking for RV parking please provide more details. If, for example, you wish to simply park an RV in your backyard but do not wish to make any attempts at screening the RV, please state how much of the RV will be visible from the street and provide a map of where on your property the RV will be parked. Or, if you wish to screen the RV (for example by raising the height of the fence), please include the specifics as to the dimensions, materials, etc. of such construction.
